Assessment Appeals

If you believe there is an error in your property assessment, you have the right to file an appeal. The appeal process ensures that property owners can challenge their assessed value and help maintain a fair and transparent property taxation system.


What Can Be Appealed?

You can appeal if you believe there is an error in:

  1. The assessed value of your property

  2. The property classification (e.g., residential, commercial)

  3. The contents of the assessment roll

  4. The details on your assessment notice

⚠️ You cannot appeal the amount of property tax you pay—only your assessment.


How to Appeal

1. Review Your Assessment Notice

Check your notice for accuracy. Look at the property details, assessed value, and classification.

2. Compare with Similar Properties

Check the assessments of similar properties in your neighbourhood to see if yours is consistent.

3. Contact SAMA

Before filing an appeal, consider reaching out to SAMA. They can explain how your assessment was calculated and may correct errors informally.

4. File a Formal Appeal

If you're not satisfied after speaking with SAMA, submit a written appeal to the Town of White City Board of Revision.

Your appeal must include:

  • A completed appeal form (available from the Town Office or website)

  • A clear reason for the appeal

  • Supporting evidence (e.g., sales data, comparisons)

  • A $50 appeal fee

5. What Happens Next?

  • Agreement to Adjust: SAMA may agree to change your assessment before a formal hearing. If this happens, your appeal is resolved early.

  • Board of Revision Hearing: If no agreement is reached, you’ll be invited to present your case before the Board of Revision.


Appeal Fee

  • A $50 fee is required to file an appeal.

  • Your fee is refunded if:

    • An Agreement to Adjust is reached with SAMA; or

    • The Board of Revision rules in your favour.


Important Notes

  • The appeal deadline is strict. Appeals must be submitted within 60 days of the assessment roll opening date.

  • If you are not satisfied with the Board of Revision’s decision, you may appeal further to the Saskatchewan Municipal Board’s Assessment Appeals Committee.
